Well, like here, if you can legally do this stuff yourself, you would not be going against God, if someone with the experience, guided you thru doing the repairs yourself.
How is that being sneaky or against God? A licensed electrician and friend, used to just sit and guide me to begin with for electrifying my own stuff. He knew I was capable, he just helped me to know of any changes in codes for being legal. That way, its not sneaky and I learned while doing it.
I can do all of that, but I'm not allowed to by law. I have been struggling with this. I could probably "get away" with it and do it myself, but I've decided that I would rather have God's blessing than sneak around. It will cost about $50,000 to have professionals do it, and my integrity is worth a lot more. Thank you CC for the willingness, though.
Don't know where you live, but if had a way out there, we'd work out a place for me to stay and I'd finish the plumbing for you and help if not install the electrical for you.
Lord Sometimes we can get so far ahead of You and Your plans that we get ourselves in a real mess. I ask you to touch The Saint right now. Give him wisdom and help him to see the path YOU have laid down to get him out of this predicament. Then, Lord, help hiim to avoid the same trap again. Thank you, Father. I am a Real Estate investor and right now I'm teetering on the edge between wealth and bankruptcy. I own a building that has a tremendous amount of equity in it, but I don't know how I will pay next month's bills. In fact, some of this month's bills are left unpaid. I have owned this building for about a year and it is still vacant, as it needs more renovation before I can rent the units out. It is located in an area that is in desperate need for rentals and I have tenants lining up to move in, but I have to replace the plumbing and upgrade the electrical service first. I have done all of the cosmetic renovations. When I bought the building, I made some decisions that have proven to be unwise. I found some financing that was very expensive, but would have given me all of the money I needed to complete the renovation and get them rented. I was afraid to owe that much money on the building and thought that I could get more favorable financing later. This proved to be impossible (much to my surprise because it makes financial sense.) So, instead of waiting to find a lender willing to help, I went ahead and renovated using my credit cards and Home Equity line. I now have about $120,000 in personal debt and about $350,000 in equity in the building. The upgrades that it needs to be rentable will cost another $70,000. Also, if I choose to sell it, I will have to sell it at a discount, as a buyer will be another investor who wants to make a profit too. The way to maximize the profit is to finish the project, rent it out, and sell at the full value. I believe that this is what God wants me to do. I have a loan in the works that will accomplish this with the same lender who offered me the loan a year ago. At first, they said it would take about 2 weeks for the loan to fund and now it's turning out to be more like 6 weeks. If it takes 7 weeks, I may end up missing some payments which will negatively affect my credit. In this business, the credit score is everything. I was going to share some insights I have recieved lately concerning this problem, but instead I would like to hear what you all have to say.
